What can I do in Lion’s Head?

Situated on the shores of beautiful Georgian Bay, the little town of Lion’s Head is halfway between Tobermory and Wiarton and features crystal clear waterways, hiking, and safe shallow beaches.

What can I do in Wiarton?

Also on Georgian Bay, Wiarton is the base camp for the Bruce Peninsula. Boating, fishing, swimming, camping, and golfing are just some of the activities the area is known for. 

Bluewater Park has lots to do for the whole family, including a large playground, swimming in Colpoy’s Bay, a splash pad, and a campground. Just north of Wiarton on Bruce Road 9 is the Bruce County Mountain Bike Park, which offers over 15 km of both double- and single-track trails.

What can I do on the Bruce Trail?

A popular attraction all along the Bruce Peninsula is the Bruce Trail, Canada’s longest marked footpath, running 900 km along the Niagara Escarpment from its starting point at Niagara Falls to its end at Tobermory. What can I do in Oliphant?

The village of Oliphant attracts kiteboarders from all over the world. It’s located north of Sauble Beach on Lake Huron and the drive from Toronto takes approximately 3 hours.

The water at Oliphant is shallow and very flat, and there are steady crosswinds. All these factors make Oliphant one of the best spots to learn how to kiteboard in Ontario.

What’s the story behind Wiarton Willie, the most famous groundhog in Canada and the only albino weather prognosticator in the world? It all began in 1957 when fun-loving local Mac McKenzie wanted to liven up Wiarton in the bleak months of winter. 

McKenzie sent out invitations for a Groundhog Day celebration to all of his city friends. The Toronto Daily Star sent reporter Frank Teskey, who met McKenzie at the Arlington Hotel where he was enjoying a few drinks with some friends. Teskey joined the party, but the next day he knew he couldn’t return to Toronto without something of a story for the paper. The group of partiers went outside to dig a little hole in the snow, looked around for an animal that looked like a groundhog, grabbed a white fur hat from a lady, threw it into the hole, and took a photo. A tradition was born!

What is Georgian Bay like?

Georgian Bay is a large bay on the eastern part of Lake Huron. The bay is outlined by land on all sides, except for a passageway between the Bruce Peninsula and Manitoulin Island.

The land along the bay features rugged bedrock and white pine forests in the north and sandy beaches in the south. Here in Grey and Bruce counties, we are proud of the Bruce Peninsula with Tobermory at its tip and Lion’s Head halfway down, the towns of Wiarton and Owen Sound with their smaller bays, and the southern shore of Georgian Bay with the towns of Meaford and Thornbury and the beautiful Blue Mountains.

Two highlights of Georgian Bay in our backyard include Bruce Peninsula National Park and Fathom Five National Marine Park (known for preserved shipwrecks, 19th-century lighthouses, and sea-stack rock formations at Flowerpot Island). The Cobble Beach Golf Resort Community is also located on the bay and offers residential homes for sale as well as recreational golf for visitors.

What is Lake Huron like?

Here in Bruce County, we are lucky to be located on the eastern shores of the main part of Lake Huron. Great living and playing options are available all the way from the top of the Bruce Peninsula in Tobermory, down through the cottages in villages like Stokes Bay, Pike Bay, and Red Bay, and the very popular beach towns of Sauble Beach, Southampton, Port Elgin, and Kincardine.

The sandy beaches along Lake Huron are a top attraction, including Sauble Beach (the second-largest freshwater beach in Canada), Southampton with its ferry to nearby Chantry Island, and Port Elgin beach with its miniature train ride along the shore.

Other highlights in the area include the Aerial Ascent Park in Sauble Beach that features a 3-level ropes course, zip coaster, climbing wall, jump experience, and axe throwing. Nearby, Sauble Falls Provincial Park features a series of walkable cascading waterfalls. In Kincardine, Scottish heritage is celebrated at the Kincardine Scottish Festival & Highland Games.

These covenants are implemented by subdivision developers so consistency is maintained among all the properties in the neighbourhood, and the value of all the land stays consistent.

Restrictive covenants function to control what homeowners can or can’t do with the use and appearance of their property. These covenants are implemented by subdivision developers so consistency is maintained among all the properties in the neighbourhood, and the value of all the land stays consistent.

What is restricted in a covenant?

Restrictions can vary. Here are some examples:

  • colours you can paint a garage door
  • materials that can be used for fencing
  • if multi-unit dwellings are permitted
  • types of trees that can be planted
  • additions to a house
  • if a backyard pool is permitted
  • storage of any boats or trucks in the driveway
  • installing satellite dishes or clothes lines

Do restrictive covenants apply to resale homes?

That depends. Under the law, restrictive covenants “run with the land,” which means they apply to any future buyer of the property. However, the restrictive covenant for a resale home may have expired or might not be enforceable because the development of the subdivision is finished.

Some restrictive covenants are not legally binding, especially if they are thought to be arbitrary or not in the public’s best interest. Legally, under the Ontario Land Titles Act, restrictive covenants automatically expire after 40 years. However, the covenant may be set up with a different end date.

When you are in the process of buying a house, the standard Agreement of Purchase and Sale will include a clause that says the title will be free from all registered restrictions and encumbrances, but not any registered covenants that run with the land. Review the purchase agreement in detail with a real estate lawyer to find out exactly which easements or restrictive covenants affect the property you wish to purchase.

Are you thinking about buying a condominium? It’s important to know exactly what is included when you are considering purchasing a particular condo. 

What do I own when I buy a condo?

When you buy a condominium, you own a private unit registered in your name. In freehold condominiums, you also own the land, the exterior walls, and the roof. You might also be permitted sole use of balconies, parking spaces, storage lockers, driveways, and private lawns. 

Besides the unit itself, you also share ownership of some common elements in the larger building like lobbies and hallways, elevators, recreational facilities, walkways and gardens, and other amenities. Shared elements could also include structural elements and mechanical or electrical services.

What are condo fees?

Owning a condo comes with monthly fees that all unit owners pay. These fees cover the upkeep and replacement of shared property and may also cover the condo corporation’s insurance policies, utilities and services (snow removal, lawn mowing).

A portion of monthly fees may be put into a reserve fund to cover future maintenance and repairs. In some provinces and territories, a reserve fund study is required by law to tell condo owners how much money should be paid into the reserve fund. An engineer or other professional conducts a detailed examination of all building components and reports when repairs and replacements are expected, with a cost estimate.

Condominium fees may be adjusted from time to time to reflect the changing costs of goods and services and the health of the building’s reserve fund. 

Title Insurance 101

“Title” is a legal term that means you legally own a property. You obtain title when the owner signs the deed (which is a transfer document) over to you. It is then registered in the government’s land registration system.

What is residential title insurance?

Residential title insurance is an insurance policy designed to protect both you as a residential property owner and your lender against financial losses related to the property’s title or ownership.

Do I need title insurance?

In Ontario, you are not required to purchase title insurance. Discuss it with your

lawyer, title insurance company, or insurance agent/broker to understand the types of protection title insurance and if other options exist. 

What does residential title insurance cover?

A title insurance policy may provide protection from the following losses:

■ Unknown title defects that prevent clear ownership of the property

■ Existing liens against the property’s title 

■ Encroachment issues (e.g. a structure actually on your neighbour’s property)

■ Title fraud

■ Errors in surveys and public records

■ Gap coverage between the time your property purchase is finalized and when your title is registered in Ontario’s land registration system

■ Survey coverage may eliminate the need for a new up-to-­date survey of your property and is acceptable to most lenders as an alternative to a new survey or a Real Property Report (RPR)

When your offer to purchase a house is accepted, you will give the seller a deposit toward the purchase price. Why is this required? 

What is the purpose of a deposit?

  • It provides security to the seller. A deposit gives the seller assurance the buyer is serious about the purchase, has a stake in the agreement, and intends to complete the deal.
  • It pre-estimates possible damages. If a buyer breaches a contract, the deposit gives a court a number to work with to calculate damages.

How much is the deposit?

Deposits for re-sale properties can be any amount, but 2% to 10% of the purchase price is typical. A higher deposit may be more attractive to a seller than a smaller one.

In Ontario, the deposit is usually paid by certified cheque or money order.

What is the difference between a deposit and a down payment?

The term “deposit” is not the same as “down payment.”  A down payment includes the deposit and is the total amount paid by the buyer, up to the value of the mortgage. The down payment and the mortgage amount together will add up to the purchase price. 

The deposit is usually paid when the offer is made. The rest of the down payment and mortgage are paid to the seller at closing.

Are you moving with a pet? Just like moving is stressful for people, pets also get anxious during this time. Here are some general tips to make moving day easier for your pets, with some specific tips for cats, fish, guinea pigs, and birds!

Make an overnight kit

Gather dog food, kitty litter, toys, grooming tools, or whatever you need to keep your pets comfortable during the first few days at a new home.

Communicate with your vet

If you’re moving long-distance, ask your vet for your pet’s health records and see if you can take any prescription medications with you. They might also be able to recommend a vet in your new neighbourhood.

Arrange for pet care on moving day

On moving day, the best way to reduce your pets’ stress is to keep them in the quietest area possible. The best choice is to leave them at a kennel for the day. Another good option is to ask a friend or family member to take them. If none of that can be arranged, at the very least remove them from all the moving activity. Put them in an empty room on another floor and close the door, or put them in their carrier or kennel in the garage or car (at a safe temperature and with water and food). Check on them regularly, and try to feed or walk them at the usual times. Your pets will appreciate the normal routine on moving day.

Bring pets in your own vehicle

Bring your pets to your new home in your own car. Cats and small dogs can ride in a carrier in the back seat and secured with a seatbelt. Bigger dogs can go in a kennel in the back. Some pets feel more comfortable with a blanket over their carrier during the ride so they can’t see the surroundings changing.

Let your pets out when you are inside your new home

It’s important to keep your pets in carriers or kennels until you are inside your new home. Because this is a new home and a new neighbourhood, your pets can easily get lost in this unfamiliar place. Give them a few days to become familiar with everything new. 

Increasingly, cat owners are keeping their cats indoors for safety reasons. Your moving preparation is an opportunity to train them to stay inside before they arrive in your new home.

Establish new routines quickly

Set up as much of your new home as you can, even if it’s just one room, so you introduce your pets to the new routine with familiar objects like toys or blankets. Keep them in one section of the house as they adjust and give them lots of attention. 

Update pet tracking info

After you move, update their tags or microchip information to your new address and phone number.

Fish experience strong reactions in stressful situations and a move can be traumatizing or even fatal. If you are moving a short distance, transport them in bags filled with their old tank water. For long-distance moves, it’s in their best interests to give them a new home with a friend, and buy new fish at your new home.

  • Start a physical file for moving-related printed receipts and bills
  • Create a moving budget 
  • Schedule three in-home estimates with moving companies
  • Plan how to move fragile or unusual items
